I'm taking more and more listings these days. In part because folks need to sell because of economic and financial considerations. But also because they see an opportunity to "buy up" in this market. For many, though, finding inexpensive updates can be not just a nice perk, but a necessity.
Here are a few recommendations that I've had my seller clients focus on, that won't put a big dent in your wallet.

- New paint. A gallon of paint will cost you less than $50 and is usually plenty to give you two good coats in a bathroom. Since most bathrooms have never been painted, white is the predominant color you'll find. Consider a color that is neutral, yet adds some color to the bathroom. Also consider that most bathroom floors tend towards brown or yellow shades, so a color that complements (or at least doesn't clash) should be considered. TIP: If you've got trim (along the floor or a window), a nice high gloss white is always a can't-miss option that will complement most wall colors.
Another consdieration beyond color is quality. Pick a good acryllic paint with a high gloss finish. You'll need that because bathrooms are humid areas where condensation can collect. Picking a good paint will help prevent water damage or mildew. - New caulking. You'd be surprised what a new bead of caulking around your tub surround or sink area will do to a bathroom -- and what it'll do to create a more positive experience for prospective buyers. Peeling, cracking or moldy caulking is not only unsightly, it may be a harbinger of further water damage. Since caulking is a prime line of defense from water leak issues, it's important to keep your caulking in good shape. And it also helps to create clean lines within your bathroom that say "My homeowner cares" instead of "My homeowner hasn't cleaned me in ages!"

- New toilet seat. If you've seen as many bathrooms as I have, you'll know how easy it is to spot a well used toilet. Again, if you want to send a message that you take good care of your home, consider replacing the toilet seat at minimal cost to you.
- Elbow grease. Nothing deters prospective buyers more than a dirty bathroom. An hour with your favorite cleaner and a cleaning pad will do wonders. I promise!
If you've done these things (and it's all attainable for under $100) then you're well on your way to a brighter, cleaner looking bathroom.
